I don't recommend doing this if you don't have time or don't enjoy learning about this type of thing.Total cost (not counting time): $10/year domain + $11/month hosting + (maybe) $75 theme + $20 for a couple of stock photos: ~$100 + $12/month.

I enjoy it, slightly, but if you're looking for a hands off ATM machine, I think you'll be disappointed.A good game plan for you would be to pick-up a few rentals, screen and install good tenants and then hand the rent collection and 2am clogged toilets over to a PM.

I think it finally settled in and they got it when I moved my family into a big house in an affluent beach community in So Cal, and they could see we were really enjoying life without worrying about money.

I don't really know the best answer to your question, but maybe you should poke around mrlandlord.com and see if there is anything there on this subject.When you give a lease to someone, you are giving them the right to enjoy and occupy the property.

If short sales are going to be your niche, make sure you have plenty of time and patience and enjoy sitting on the phone for hours.Regarding the courses, I own Dwan's course and it is pretty good.
