sounds dumb but if they truly only owe low 90s offer them 145,000 let title ferret out any other issues otherwise I would pursue this as fast as you can provided your intel is good,  otherwise very little cost to you and you would have control over property, or if you want to really gamble buy the note from bank foreclose the current bower flush all debt. except taxes and some municipal liens and enjoy

My advice if you go to college is do it for one of these reasons: pursuing a career you LOVE, a field that will help you investing such as accounting, or like me something that pays well that you kind of enjoy, but it pays well enough that you can raise funds to do real estate on the side.

The tenant won't just think of it as "quiet enjoyment" but more like "VERY" quiet, like get out of here, you have been paid!

We will probably continue the hands on because we enjoy it.  

I plan to start outsourcing more of my direct mail and cold calling but I really do enjoy being involved in my renovation projects and getting dirty sometimes.

I have a great team here, but have never enjoyed paying the outrageous taxes here.
