I want to be able to complete this process as efficiently as possible, so I would love some expert opinions on the best system to follow for this.P.S.

He is at a point now where he can see how keeping it simple really works beautifully, effectively, and efficiently. 

Look for deals that might cash flow by finding motivated sellers, distressed properties, foreclosures etc.

Having done so much research without purchasing, I saw this property as a steal due to the circumstances of the motivated seller.

At least a few months.It's usually overpriced or theres some issue with it that makes it hard to show.And make your offer and work directly with the listing agent as they will be more motivated to get the deal done.
