EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I like the idea investing in a sector I am not big enough for but getting the returns much more like "mailbox money" than my other investments (less headache it seems)Here to see what everyones experience has been?

I was scared to continue in real estate after getting a deal and losing it because I the team and education I had didn't help me. 

I have dedicated my time at one point to property managing, leasing consultant, Maintenance, birddog, wholesaling, and crunching up lots of numbers on Zillow, Redfin, Loopnet etc.. for self educational purposes and really just getting the time and practice in to sharpen up my skills.  

It's a great place to get educated and meet other active investors. 

Educate yourself by networking, reading books, listening to podcasts, etc, because no one will do it for you.

I think educating yourself and reading more books to understand where you are at in your real estate journey is the best thing.When it comes to chatting with a realtor.

So best to know what happens if you do so you can make an educated decision. 

I have been binge-watching YouTube videos and old BiggerPocket Podcasts for the last month or so and finally decided to pay for a pro account here.My wife and I both currently work in higher education, own our own home (in NJ) and are looking into getting involved with some real estate investing.

BS excuses like blaming the economy, your lack of education, you looks, your race, your parents, luck, etc.These are all BS Excuses.
