You can do that much more efficiently via hiring a business coach or working with a mentor. 

A good deal is a good deal, however with that said you also have to resell the property so you have to be in a place where people have money, access to credit, and want to live.   

I have previous experience with buy & flip as well as a rental, but that was many years ago in a completely different state & market.
