Newbie Investor - Houston Area

I have previous experience with buy & flip as well as a rental, but that was many years ago in a completely different state & market. We have now been in Houston for 10 years. I'm looking to possibly flip or use the BRRR method to build a portfolio. Not looking for a get rich quick scheme. I have looked at some of the mentorship programs out there, but am hesitant because most are preaching the same basics that I'm already familiar with, and more importantly not familiar with the local market of where I live.

Would like to create some relationships with wholesalers, realtors, etc., that are familiar with Houston and it's surrounding areas.  I am ready to move forward with investing in my first property as soon as I am able to identify a good deal that makes sense.  Establishing a great relationship with a mentor or group that is actively doing this would be great!
