The mere fact you know about his/her professional capacity acknowledges a disclosure has been made as to licensing.Acting in the capacity of a principal the landlord can communicate with the prospective tenant without a requirement to communicate with either his/her broker or the tenants broker.However, the landlord is subject to conforming to listing and commission agreements.

(No sense wasting your time/money screening someone who doesn't even have their voucher yet, in my opinion.)If everything checks out and you want them to be your tenant, you can then fill out the Request for Tenancy Approval form and submit it to the Housing Authority along with the other owner information papers (i.e. owner verification form, disclosure form, pre-inspection checklist, etc).After that, the Housing Authority will inspect the unit and you're good to go.

This needs to be disclosed up-front and there are disclosure forms the broker should provide you.I would find my own attorney for Close and pay them directly.As for the appraisal fee, lenders and brokers are always trying to pass that along - my stock answer to them is "If I pay for the appraisal, I get a copy of the appraisal" ... in my experience, most lendors will wave the fee rather than provide you with a copy of the appraisal.The final note, as indicated by Elena, the broker's fee - and other fees such as the appraisal - are paid at Close.
