Appears that You wanted feedback and it seems to me that would is an important detail that you didn’t disclose in our opening post on if you actually saw this place or if you unwittingly just dived in and threw money into a deal .

I would avoid getting too detailed; leave them wanting more.The key is being prepared to provide options so you can solve their problem.

I keep hearing about the BRRR method for example but not a lot of details about how the refi changes the numbers.

Finding a mentor will be important to understand all the fine details with the process.
