@Julie Marquez I've also seen a few homes that have either studios in the backyard or the basement is detached from the upstairs.

What is not yet clear to me is how I continue to grow after the first few deals.The main obstacle I haven't worked out yet is that once I get beyond my first few deals and A and B lenders start saying my debt to income ratio is too high or total debt is too high, how do I keep adding to my portfolio?

The biggest obstacle of course in a financed offer is the seller’s belief you can actually close.

The comps are trending towards 75 to 80k, but they have a detached garage and they are very outdated.

When I started out, I had two main obstacles:1.  

The toilet should be the biggest obstacle for flushing anything, ie once it makes it through the toilet it should make it through the line just fine.

After many months and many obstacles the end is in sight.
