Unless there are water lines running in a shared wall in the garage, I wouldn't spend the $90 unless you are in the deep north. 

This property was just listed and it seems to need LOTS of work- the current price is $100,000 the house has foundation problems (not sure how deep) and needs rehab work- House built in 1940 2,500 sq. ft 5 beds/3baths.

You can't sit around and worry about hypotheticals; instead, rent to tenants with good income, good credit and a clean criminal record. 

If I can fix distressed properties, add some rentals, and clean up the neighborhood maybe it gets me to early retirement. 

She said she couldn't stay in the house for that long for reasons that the house has children and it was not clean (she kinda hinted it during our conversation).

Longstanding local businesses, clean and attractive landscape, military etc.

MUCH harsher chems in RV waste.also although i understand zoning can be lax in the rural deep south.. you need to check to make sure they will allow transient RV use in a property that was a MHP.
