Same scenario you could very easily be off by $30-$50k without an ability to look at the picture behind the scenes with actual pending/solds with comps dependent on your market and the type of house you have within the market.

The other homes had not been remolded for decades but we proposed doing a modern renovation and the board approved of it, started off shaky at first but as time went on I think they realized we were trying to help the neighborhood and build a beautiful home.Definitely think talking to the board beforehand and getting to know people face to face helped a lot in this deal.Here are the numbers:$170,000 Purchase Price$8,000 Closing Cost$4,000 Holding Cost$75,000 Renovation (new: roof, siding, windows, front porch, back deck, HVAC, floors, kitchen, two baths, trim, paint, doors)$20,000 Selling Costs$315,000 Sale Price$38,000 profit.Some pictures, more can be seen on my website: kenbuyshouses.net

I recommend cleaning it up well and having professional pictures taken for advertising, schedule showings on the same day or weekend in time slots, advertise through all means you can think of: Zillow, apartments.com, trulia, cozy etc.

I imagine that would look poor on the bank if they told their customers different information.What you have probably heard is that when investors call local credit unions or banks, they find the lending options to be much more favorable.

So unless these are big units, which by the pictures they are not, there is a good chance that is accounting for all 4 units.

After talking to verizon, I learned that it’s not secure to have the main router where stranger can access it as s/he can click the reset button and erase all the custom passwords I set up.

Maybe you pay them a bit more for the time it takes to execute, but in the bigger picture, this wont impact your margin all that much.Consider how much $$ you'll lose by de-listing from Airbnb.
