I'd be looking at discounted homes built after 1960s to make any money and would have to be 60% of value which I just don't think exists anywhere right now at scale. not 100 year old homes boarded up with knob and tube wiring, old HVAC, cast iron plumbing, etc. might as well build. a house

You could also alter this slightly by adding a portion that you cover (maybe you pay for 20%, then have the other tenants pay for 60% and 20%) to help eliminate "They're using way more than they're paying" or whatever other complaints may come.

I’m thinking my split on a 20% fee of owner’s STR rental income would be 75% + a finder’s fee for new clients of $1000 or 1% of first year’s 20% rental fee (whichever is greater) + 90% of the $1500 listing setup fee which covers all the work of creating the listing, coordinating the photography, on-boarding to channel management and dynamic pricing software + referral fees on rental properties that go to list.
