Seeing as I would be responsible (possibly treble damages), I can not trust that a new tenant does or does not give the old tenant their deposit....then later on getting a court action me from the old tenant for not getting their money.

However, I think you should always ask about the insurance that the company carries, units managed to property managers in office ratio, how they determine rent pricing on vacancies, how often they communicate with you, is there any hidden fees (late payment charges, court appearances, leasing), if you can cancel contract if unsatisfied, provide monthly statements, any references.

Should some one "unqualified" (go ahead and argue that if you want, the courts have already ruled) injure themselves in the process, the company could be held both criminally and civilly liable.The "cost of labor" is the cost of living in that locale - it is dictated by no other factors.
