There are A LOT more expenses you have to account for to truly know what you will be making/losing on a propertyYou are also gambling on rents continuing to rise at the rate they have been in the past..... being able to finance to a lower rate.... thats speculating... not investing. 

I also like Huntington's proximity to Kentucky and Ohio, because it provides convenient access to markets with other dynamics.We've also talked about starting slowly because experience is a harsh teacher who gives the exams before the lessons!

They expect everything to be seamless, paperless, convenient and aesthetically pleasing to the eye. 

So personally I don't like this method either.At the same time there are people who like getting their deals through brokers because it is easy and convenient.

You need the plumber that will come in the evening and not charge an additional $300 convenience fee, a handyman who can fix a TV mount or a broken bed and not charge you an absorbent amount.

While some folks will go deep into research and even fly out to meet the deal sponsors, others enjoy the convenience of crowdfunding platforms and simply jump on because it offers user-friendly experience. 

They are much easier, cheaper, and faster to install.Also note that If you are installing flooring in a unit where there are people living under you, many associations will require cork soundproofing.I would prefer to only use click wood in a rental or rehab just because of there being less chance of surprises and it being so much more convenient to install.

Anyone in this situation and if so, what is the easiest/most convenient software you have used for basic rent management and taaccounting?

Sure you may never see it but really it is not that expensive and I have made worse gambles that never paid off. 

Often times is not convenient to do it.
