I would say you can get a duplex here in the area for around $100 - $120 or a 4plex for $225,000 - up to $325,000 (for newer construction).

I am debating on a buying at wholesale and remodeling or doing a demo/new build and am curious what new remodel/new construction cost run on average per sq/ft for mid level builds.  

Regardless of what I had I felt more comfortable in the construction business.  

Do you actually want to do flips with its focus on construction and resale?

As for my other rents, the tenants have been with me for some time so it won't reflect current rates.My thoughts on LNG suggest it will ensure prices won't fall while its in the construction phase.
