Memphis is a good cash flow market but if you're not happy with the returns there, you might want to compare them to the Midwest, particularly Kansas City and Indianapolis.

To your successJosh the only state in the US I have not set foot in.... but I have to figure like much of rural PA there are great deals there and very low entry points.. compared to other areas..
