Satin or eggshell is very common. 

I think that would be the first step and they could advise you as to the best way to qualify for a loan and/or whether or not it makes sense for just your cousin to be on the loan and for you to have a partnership agreement outside of the loan that covers that.

You can only learn so much from the outside.If I was you I would listen to like 60 podcast episodes and read 2 books and do it in less than a months time... become addicted... then buy you first rental as SOON as you find that deal that the numbers make sense.
