And its for those reasons I don't hold a lot of faith in the rent to own models in those markets as well  the motivation just is not there compared to West coast or other markets were your home can become a significant asset like the Bay Area anyone who bought at market rate in Cupertion or were I lived in Palo Alto 30 years ago has seen there house go up 3 to 4 fold and has enough value to cash in many could live the rest of their lives with those funds... and these homes are comparable to the rentals in the mid west  1200 to 2000 sq foot 3 and 2's on standard lots we are not talking about the top little sub markets of the mid west cities.

You also would need to discuss the moldy basement issue and who is paying for that, as not sure how it's handled there, but one tenant who says their child is sick due to mold in the building and you are  looking at mold remediation sooner than you thought.

If the house has been vacant, ask them what the average usage is on a house that size and what the cost is per cubic foot, or however they bill it.

This is my ideal thought but may not be a fit for my family as I have a wife and daughter and we will look to have a 2nd child next year.Option 3: Rent my SFH but take out an HELOC or HELoan with less monthly cash flow to put towards a new primary residence in New Braunfels/Schertz and try to increase value quickly in order to refinance and pay back the HELOC which would then be re purposed towards a Duplex, Triplex or fourplex to have an additional property and hopefully generate cash flow.My question is, does anyone have any experience with anything similar to my option 3?
