I'd like to put some work into it, carpet, backyard work (dogs digs holes), roughly 10k in plumbing (basement flooding yearly issues), and 2x bathroom remodel (kitchen already remodeled) This seems like my big opportunity to get my entire real estate future started, I am just not sure how to go about it and I don't want to miss my chance.

oh, there are two items on this place that are not totally buttoned up, one is the carpet downstairs didn't turn out the best, but I don't want to put any more money into it, and the sprinkler valves need to be moved outside to be up to code.

Plan to paint and put in new carpet after every tenant that stays longer than 2 years but thats about the worst of it.

A reno can be as simple as painting and carpets to reconfiguring layouts, changing mechanicals, add sq. ft. to the house, or work on foundation/structural.

I need to replace the old worn carpet in my home and have been looking at installing new carpet on 2nd floor and also maybe Luxury Vinyl Plank (LVP) or Laminate for the first floor (living room, bedrooms, bathrooms).
