Am i missing something is this Enough information for a typical buyer 

hi ( buyers name ) i think i have a property you may be interested in the property would not need much, update the garage for 5k. new carpet in one unit a year ago , the other one may need updated carpet 800$ the roof and foundation are in good shape as is pluming and electrical, the tenets have been there for 4 years and they don't want to leave. arv 130,000 maybe more, rents currently 1,300 that's 15,600 annually with sewer, electric, insurance,trash, taxes are 668$ about 3748 in yearly expenses 11,854 in profit with cash purchase and 12% ( ROI )
