With that being said, I give kids good houses to live in, houses that look like the ones they likely grew up in: all walls have fresh paint and no holes, kitchens with cabinet door that are all working and not half hanging off, original wood floors or LVP, etc.

I opened it up between the kitchen and living rooms, added shiplap to the ceilings, painted the cabinets (myself), and put in new countertops.

If you do that, I'd also look at moving the fridge to the area behind the front door basically flipping the fridge and the lower cabinets.

I was thinking of locking it inside a cabinet, but that would probably interfere with the wifi signal.  

My wife and I put in new LVP, painted the walls, changed the hardware on all of the cabinets and repainted them, changed out all the old lighting fixtures and fans and put in granite counter tops.

Had a roof claim to replace roof, painted inside and out, new painted cabinets, new flooring , new plumbing fixtures and many hours of hard work after work.

I have come up with a plan myself on which walls to open, what all to relocate, how many cabinets to place etc but I want to be spot on with these decisions.

Really hesitant to paint the cabinets.

On specific deals you can get actual numbers for insurance, taxes, and do better at guessing maintenance based off of how old the systems are and how much square footage of carpet, paint, how big the kitchen is for when it needs new cabinets etc.
