I have replaced the kitchen cabinets and installed laminate wood floors.

I have found cabinet shops that will make the sizes that I need for just a little more money. 

I am figuring that everything will need to be replaced/gutted (flooring, drywall, cabinets/countertops, roof, windows, siding, possibly some electrical upgrades.I offered the seller $13k to consider but I am thinking of dropping to $10k since interior condition and systems unknown.Seller owns property free & clear.  

It holds true with cabinets also.There are also apartment supply houses in the big cities that sell plenty of parts that will work for houses. 

I also heard, however, that an apartment with new appliances and cabinets rents for ~ the same as one with the newest appliance and upgraded cabinets; the only difference being the time that it take to get picked up by a renter.http://duplexsandiego.com/san-diego-duplex-to-live...

I was also thinking about stainless steel cabinets from Ikea and they would at least be durable 

I've been building custom kitchen cabinets and furniture and I really enjoy it.

 $2000 to paint seems steep for cabinets though. 

For what you said, you can absolutely get that done under 50K, but then again maybe your market requires a higher end cabinets and appliances.
