The service they offer is title insurance, which insures that the title to a specific property is free from defects and nobody but the buyer has claim to the property.  

Just get a Buyer's agreement where the buyer pays a set commission rate for off market properties you bring him.  

I have plenty of inventory and im always looking for buyers for my listings.

@Joseph Gozlan  We have some close relationships, but since we have primarily been in the residential space for the past few years we are not yet known as the "go-to" buyers for brokers.  

Second one, I found a buyer and just used my agent to handle the paperwork.  

My goal is to offer a win-win situation for the seller and buyer.

While the buyer is making their payments, inconsistent as they may be, they are not paying the CA Real Estate taxes. 3 years have not been paid and I'm getting ready to pay them.

With more expensive homes they take longer to sell so beyond basic information for a listing do not spend thousands.
