I imagine sometimes people do not steal items (though sometimes they probably do), they likely break them and then they throw them out as to not be charged for them.

It was the only way I could afford to get into the market.

They collect your rent, apply late fees,  deposit your monies into your bank account, market your properties, track expenses, screen your tenants, etc for just a few dollars a month per door.  

I'll definitely dive deeper into rental management.

@Shawn D AugustiBy start up costs if you mean repairs or improvements done to the property before it's placed into service, those expenses are added to your cost basis and depreciated.

Im a big fan of putting more money down in this current market so that a property at least breaks even.

The other side of the duplex he planned on renovating himself, with the goal of turning it into a STR.

Looks like the only option to do a break even or cashflow with current prices in the area.
