Especially in estate transactions that is often done by releasing the amounts of offers to people with emotional attachments and possibly partial interest in the property.You might have done little more than help some of the heirs set the price they will have to pay to the other heirs to get the property.Also if an agent says to the seller...

Hi @Casey CarrollWatch highly litigious states like NY, NJ, MA, DC, VA, MD, FL, CA, OH, etcLots of lawyers, better to get on title than lease option and assign or you will be charged with brokering agreements and acting as a fiduciary agent without a license.I use an option release, and I do not assign, just charge an option release fee.NC is good for licensed Brokers to do lease purchase. 

UPDATE #2....So the property was under contract and about 1-2 weeks later we had to release the buyers because their financing was going to fall through.We put the property back on the market...had a lot of showings but no offer.
