Hi @Casey CarrollWatch highly litigious states like NY, NJ, MA, DC, VA, MD, FL, CA, OH, etcLots of lawyers, better to get on title than lease option and assign or you will be charged with brokering agreements and acting as a fiduciary agent without a license.I use an option release, and I do not assign, just charge an option release fee.NC is good for licensed Brokers to do lease purchase.

UPDATE #2....So the property was under contract and about 1-2 weeks later we had to release the buyers because their financing was going to fall through.We put the property back on the market...had a lot of showings but no offer.
