Effective screening of prospective tenants is so critical that I cannot empathize it strongly enough.

Ask them how they screen people.  

Brokers depend on this new blood to pay those monthly fees.Call 10 people every day and tell them what you do.

Read up on tenant screening before you put someone in there.

If you promoted that in lieu of leasing, it is possible that a property manager may screen less well if the tenant profile is more conducive to a long term tenant (aka, I'll sign a three year lease, etc).

Mix in medical conditions that require medicines like blood thinners (My grandfather had the heat set to 80 when he was on them) and your even more screwed I think.I know on my Nest T-Stats at home, I can set a schedule based on the hour.

Have them help underwrite the deal, have them help screen contractors, etc.

They get close, and are helpful for initial screens, but the algorithms still require some fine tuning.

I also just don't like having a screen constantly in front of my face.
