I know in Portlandia its common to only make 5 to 20k on a flip of 400 to 500k.. just way too many people chasing way to few deals.this is not like parts of the mid west rust belt were you have fixers on every single block

Well 09 came and we could not sell the place and could not drop price fast enough to chase the market.

Chasing them down is a never ending cycle that never results in a more profitable business for you.

House hacking is a fantastic way to get started because you are killing two birds with one stone.

I have lived in NY, AL, SC & FL chasing work.

I train realtors in what I do and how to present them to sellers and I used to train bird doggers on how to present it as an option to sellers.
