It's pretty cool - I bet you'll love it if you aren't already using it.

Your best bet is to take whatever they will provide you and see if you can decipher the information that's on there.  

I do noe have a bunch of experience but I have gained progress in real estate because that was what my business degree was emphasized in real estate eventhough I never did that full time.  

The owner could be doing a bit of rehab on those units, so they are off market for a bit.Your best bet is to view the building with an EXPERIENCED muti-family professional (Read Investor, Property Manager, Asset Manager etc.) who can look at the building and offer advice.Good Luck!

If the current owner has awful tenants and a property in disarray, who knows if he has skimped on routine maintenance, leading to a lot of deferred maintenance (which you need to underwrite into your financial modeling).Keep this thread informed as to your progress!

As you progress you may have lots of other options but there are a lot of "seasoned" people that use hard money.  

People are betting on it being the new North/South Park, but I'd suspect Golden Hill and the area Southwest of there along the 94 will improve next because of proximity to downtown and uptown areas.  

So any advice or tools would be greatly appreciated and I will continue to keep everybody posted on BP of my progress. 

Suppliers will use the app to communicate their progress,get paid, and flag dependencies on other suppliers etc.
