Buy the property subject to the note/mortgage they just got and have them carry back a 2nd mortgage for the balance owed.

Looking for folks' understanding of "snowballing".From what I've found while Googling generally, it seems to be a hybrid of the "Debt Snowball" promoted by Dave Ramsey and "debt stacking" from Primerica in that it suggests to order debts by highest interest rate first, although the one with the highest rate may not be the highest outstanding balance.

I recommend choosing a market where you can break even or better on a monthly/annual basis, and experience moderate to strong appreciation.I also have plenty of clients who don't care about appreciation and focus purely on a monthly/annual cash cow- but I recommend a vacation rental property in a market that offers a balance of the two.
