So I need to come up with roughly $90K to close the deal.I have 401K funds that come available penalty-free in 1 1/2 years to cover all options.What are my options and how would I structure them?  

I haven't used them but a quick look at their available properties shows me that they put very little if any effort into analysis and possibly rely on seller inputs. 

That doesn't last long because you end up with hours a day you are not selling and just helping others sell.I would recommend talking to other agents in the area and see what kind of support systems are available.

Better yet is to buy a fixer upper single family home if any of those are available. 

We are seeing higher prices on available housing and tons of construction.

This is more important lately for me as I find myself wanting more to get into the financial independence mode, and having listened to the podcast am now interested in trying to BRRRR with lower cost assets than what's available around me.
