Problem is, most retail buyers are not cash buyers, so they'll be looking to get a mortgage, which means you'd have to explain to the seller about the end buyer who's not buying all cash (since they'd have to wait to get pre-approved, and most retail buyers drag their feet on getting pre-approved; not to mention potential retail buyer(s) wanting access to see the inside).

My current interest is in mobile homes with the intent to rehab and seller finance and multifamily rental properties .

One exception would be for serious investors(can produce proof of funds or at least pre-approved for an investment loan) - even if it doesn't result in a commission - the networking can be valuable. 

This summer, I have a new job and am fortunately approved for up to $375 for a conventional loan and $425 HOA loan.After looking for over a year I am finally under contract on a a triplex in north east park hill at the intersection of MLK & Leydon. 

This on its own is a huge ongoing challenge since banks must offer online & mobile applications to keep up with fin tech.

There should be a clause in your lease that states that if another adult is to move into the property (or her kids turn 18) then you must approve the tenancy.

Zoning and ordinances change over time - don't assume what your neighbors have will be approved for the new construction.2.

Contact the local housing authority to find out what you need to do to get your properties inspected/approved for section 8.  

You will have to get approval for everything.
