My property manager called me about a prospective tenant that passed our application process for income and credit score - Its Grandma, her daughter, and 2 children.Grandma runs a day care out of the house with 5 kids on average - my guess is she is low balling that number. 

Our homes are worth more than $100,000 most times and more.We jump through a lot of hoops to get our business up and running, and we go through a lot of "stuff" to provide good rental homes to the public, to the community, not mention all the laws we need to learn and obey.When we choose an applicant to rent to, are we looking for children that must be pampered?  

Probably not as applicable for Section 8 housing but I use Chase Quickpay for my tenants, allows them to electronically send money instantly using only my email address.

I lease only, and I mean only, to the most qualified Applicant who will have "skin in the game".  

I had applicants complain over fuzz on the carpet from new carpeting being installed.

We collect this consent as part of our application process.    

The money needs to come WITH the application.

Don't waste too much of your time with this sort of tenant applicant, unless you have reached the point of desperation to fill a unit.

I was also asked to provide tons of information ranging from all properties addresses to lease of current tenant to copy of all applications.
