I have no idea how much your place rents for, but it wouldn't surprise me if a couple hundred dollars is a lot of money for your tenants and a rounding error for you.

I saw the 2024 limits for giving a gift tax free is 18k.. What is the limit to receive gifts?  Could i receive a 18k gift from a friend and then another 18k gift from a family member ? 

Seems like it’s one of those item where if you don’t spend real money (well over $1K) then there are issues with warping.

@Alex Rollins, if you had a written contract with the seller has the seller offered you money to terminate the contract?

I have money to invest in real estate, but don't know if California is the best place to invest more money. 

It's my opinion that you should use a heat treatment and not a chemical treatment as heat treatments are comprehensive and can be guaranteed, and spray treatments do not always kill all bed bugs and can be a waste of money.

I personally use different lenders for different loans (investment loans vs. hard money vs. jumbo loans).
