I agree with you on all points. 

I obviously did NOT charge a termination fee because they completed the agreed upon lease terms.

I would agree with what some of the guys said above- especially about Joe's meet-up.

@Youssef Menkhour congrats on securing your first property and negotiating on your second.I agree that landlord expect a negotiation after the inspection (as they know the repairs that are needed) but there are a few that wont budge.

This also came up AFTER we agreed to drop our purchase price $15k when the appraisal came in low.And this is why investors don't like to accept VA offers..

I agree, investing here in my backyard is ideal, especially for my first few times because I want to be able to get intimate with the end-to-end process and ideally be close enough to drive to my properties within a short time.

In addition to what you've been doing, I agree with Anthony about attending the RIREIG meetings for local networking.
