I worry about finding tenants and not being able to find any soon enough, the mortgage would be roughly $5,000 a month and im only making 42K per year ( Washington DC area) and would not be able to cover one month off vacancy. 

Same square footage, same everything.

The roof will not get an accelerated schedule, however having a cost and square footage broken out will extremely useful in the case of damage.

I've been doing some research and for asbestos you're required to do testing if you're disturbing more than a certain square footage or linear feet, and it's very minimal.
