The GC is the contractor on the project and while that person should be considered to be a reputable or reliable one in real estate investing it's just good practice to have someone covering for you (investor).

So, while I agree with you that gold sounds like a good idea, I don't think it's practical.

There are wholesalers out there who will try and sell a property that they do not have under contract, that is pretty much illegal everywhere, and a somewhat common practice.

Focus on learning construction sequencing and practice your negotiating skills (every phone call you make and discussion is a mini negotiation... you'll see).
