I do not know of any tool that does this on a national scale. 

I had a plumber come and assess the issue, who said that while fixing the plumbing issue might be a one day job - there was sewer water damage that I would need to worry about since it can affect the floor, sub floor, base boards, dry walls, high voltage electricity lines (because of the dryer). 

There will likely be a national slowdown in the economy and thus RE markets, hold on let me get my crystal ball to tell you when that's going to happen ;)

You can't only evaluate the ROI across the board because if you don't choose a good property, understand the metrics, and have good cleaners and management support, you will lose quickly in Airbnb.

And these classes are less expensive than some national REI "guru."
