You'll get a lot of action, BUT for investors who want to save time & money I would just get a list where the owner is motivated & get a good skip tracing website & hammer out phone calls everyday.

Why didn't he/she teach you about finding off-market properties & finding motivated sellers?

I work FT, I'm a new mom, and these things keep me motivated!!!

Finding buyers is the least of your worries (Just go to every REI meeting you can in our area & you will have a list in no time), the key is finding MOTIVATED SELLERS.

What steps would you recommend for a "motivated" first time investor, buyer, flipper, wholesaler, etc.?

You aren't necessarily trying to get a better interest rate though that is a major motive. 

So far, the podcasts have been very informative and motivational.
