I have a target market of grad/medical students, young millennial professionals  of the abundance if 5***** universities in downtown DC and they do not expect bells and whistles, just new, modern,  comfortable places consistent with $100,000 student loans that they have.

We are working on rehabbing another 2/1 that is 1000 sf with a huge yard and detached garage, that i am going to market for $1050.

I look for newer homes from the 80's and 90's with modern floor plans that are beat up.

Overall I really like it, it's modern (which I care about for tenants) and saves me time and stress.
