If you decide to move forward with them I highly suggest you alert them to the fact that you will be recording all phone conversations, and do just that.

The key issue on all Self Storage is market analysis.  

One will be my primary residence since I'm moving to Tampa in April 2024 after my apartment lease expires, and the other will be my first investment property. 

Since you plan to replace the countertops, it is not too difficult to move the cabinetry lowers should you have sufficient space.

That said, the key - number one role, of any STR is to optimize revenue and STR is all about marketing and positioning the offer (the listing) - getting the pricing, photos, and copy correct in addition to delivering an A+ experience. 

So for all these reasons, I did not feel comfortable with moving ahead. 

I think Mesa /Peoria would be good areas to research since everyone is moving outward.

I'll be moving for work on an international relocation in 1 year, and plan to keep my primary residence and rent it out (Assignment will be for 2-3 years).
