One exception to the 25 percent down was a contractor I used for several projects who used his own labor for the 25 percent down before the closing and it became his primary home.

I agree with many here ... unless you have immediate use for it and are not needing to sink lots of labor into refurbishing, then it does not usually make financial sense to save and salvage.

One thought I had is he's compensated very close to true cost, with almost no margin, on the rehab labor -- and only compensated @ closing.
