But with Diane on this post her market is an outlier for sure.. and the only time I have seen it really crater and I lived through its pain believe me.. was when we had the big earthquake and war at the same time that put Northern CA into a pretty deep recession.. but it was regionalized.. and She is right properties especially on the high end did devalue by 50% from 1990 to 1993 ish ..

This was a case with a prior tenant we had, and when her lease was up, we made the business decision to not renew her lease, because she was a pain every month to collect the rent from.

Beneficiary holds the orignials I would never trust them to anyone else unless its mandatory like a IRA custodian.. therefore I went ahead and rolled into a solo 401k that @Brian Eastman set up for me so I have full control... you see it all over this company went out of business etc.. then what.. the recorded docs are not important since you can always get copies from the county.. but Original notes can be and its a pain to do a lost note affidavit and some are picky about it if they don't know you .. we have had good luck with Zimple money out of Washington for the collection side..

They ended up giving me a better rate and longer amortization than anybody else but it was much more of a pain in the butt than working with local lenders I have relationships with already.

However, i could see how it could easily be an issue if the tenants or other driveway users didn’t get along or weren’t nice because it was a pain the the butt- who shovels it?
