However, I would suggest you run 3-5 properties through each model you're considering to get a feel for the pros/cons of each.

I wouldn't even bring up the cat, just move forward with eviction due to non payment of rent.

If it's not making you money or bringing you joy. 

Our property was in Michigan and had sub-freezing and occasionally sub-zero temperatures, so 60 degrees is a nice spring day.FWIW, wind chill is how cold it feels to a human.
