I agree with Ko. my first thought was that you could try to find a small multi-family to purchase with a low down payment loan. 

Hello Everyone, I am working on getting my real estate license to represent myself, my family, and friends when buying our homes. 

Now These areas are arguably some of the best places to raise a family in country. 

My family thinks that I've totally lost my mind by buying this house, but they said the same thing when I bought my current home and I think there's potential.

Hey @Riza Susel, you might want to create a new thread to get a few answers.IMHO, it will depend on where you are going to buy and what your demographic is.We cater to families so we are pretty colorful with lots of comfort.

We have discussed the possibility of finding a deal on a single family home and upgrading it.

I work with hundreds of investors from CA that prefer single family homes in the middle/southern part of the country because the price points are easier and the laws are landlord friendly.

I have 2 single family home flips under my belt and was a partner for an infill.
