I have tried searching quite a bit but most of the ones I find seem to be mostly composed of people with little or no experience (ie, NYC FLIPPIN - meeting location: Jason's basement friday nights, brooklyn) Not that I'm trying to be a snob but I want to try to reach for a group that's very professional so I can learn things from them, not surround myself with peers who have no real experience or wisdom and have the same questions I do.Thanks!

Not quite 50% rule but 65% and I comfortable with that 50% rule very hard in a somewhat desirable area of Bay Area, CA.But than I go to the properties section a see 8 homes for sale that cash flow for $4800.00 a month for only 160,000.
