If you look at the requirements for a contract you'll see that the parties must have a "meeting of the minds" that neither has an undue advantage, etc.The law does not require that the parties have the same knowledge, but similar knowledge.A licensee is seen as the expert in the room, simply because they have demonstrated a higher level of expertise than the general public by being a licensee.

I am NOT a HVAC expert, but I had a similar job done on my mother-in-law's home and it was almost as much without a new furnace being installed. 

I'm no expert but for this deal to be worth it to me seller would have to pay me to take the deal.  

I'm currently doing this as a part time and try to learn as much as from books and podcast, but I think the best way to learn is from the experts like you.
