So on May 6th of this year, I started my real estate journey after a very rough first year of college.

You seem to be a perfect candidate for "DSCR Loans" - which are the typical option here for real estate investors looking to use an LLC vs. individual or some of the requirements you mentioned. 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Hello - I found a very compelling investment property and the agent and her preferred lender are suggesting that the VA loan currently on the property is assumable by a real estate investor.

.- where the homes are located- your intent to occupy the new home as your primary residence- other circumstances like a PCS, upgrade in the same area, etcVeterans United Home Loans specializes in VA loans is an amazing company (of which I work for, educating real estate agents about VA loans).

Depending on what type of income/payout you received from the deal (as shown by the K1), there may be chances to offset some of those tax concerns from the K1 with real estate or other vehicles.
