I have always been a top producer in automotive and I really contribute that to never meeting a customer but a friend and sticking to the philosophy of treating every customer and situation as if I were dealing with my own Mother.

@Libby Baugher Setup the properties as class and customer, for duplex you can set up each unit as sub-class and sub-customer.

Best wishesYep, who knows, opportunity costs could factor in, but for my wife and I, we were very successful with the labor and values adds, customer service we provided that allowed us to have excellent tenants and guest in our Airbnb, that after 9 years, the 2020 Minneapolis riots, watching businesses get trashed and burned to the ground, the market being at an all time high, I wanted out of Crimeapolis, so we cashed out on both properties, made a ton of money and have almost paid off our primary home.   

It was itemized on my rehab sheet as $14,000 in work, so I took a $14,000 draw, DID NOT pay the credit card, and paid him an additional $7500 so he could order cabinets, materials, paint, more labor,etc.

Due to this, my contractor says we have to order custom windows to avoid breaking the brick.
