We feel overall like we are offering some pretty competitive rates and the sale price is really where the possible question is - again, the comps per above and max sales data points might struggle to support this - but there's not a lot of beautifully done, restored 1894 original farm houses out there.

Our investors know what they need to make it worth their time and bid close to that number, sometimes its low sometimes it's above asking price (in the case of multiple offers where we are seeing the property with 50 other people), things are very competitive right now for properties in the first ring suburbs.

You also have competition: My realtor takes first months rent (and really on 25% of it because the rest goes to others) to get a tenant and provides all the showings, tenant screening, lease drafting, and marketing, and handles all the minor stuff that needs to happen (cleaning minor repairs, utilities, key changes, etc) between tenants.
