I have a piece of land I've been holding on to for a couple years outside Tampa that would be great for BTR multifamily if only we could address the wetland issues.

Just like a shower, if you have tile and you don't maintain the grout and or caulk as needed, it is not going to last too long and you are going to wind up with more maintenance issues.  

The #1 biggest issue is the random but more consistent issues caused by people.Of three fires since buying my first park in 2018 two have been arson.Fortunately, this fire was minor and I probably just need some new carpet and paint.

I appreciate this program because it pay quickly with any damages to the property issues after the tenant departs.

The downstairs tenant made a deal with her ex-husband that he would take the autistic child 3-4 nights per week to stay over by him, so there won't be any noise issues on our property (the tenant's older kids can keep quiet...it's just the autistic child that is creating the noise).

But as long as you have at least one person in the house that you can count on to communicate properly with you then you should be more than fine.

@Lee BrewerI'm not a seasoned landlord, but I am very seasoned with writing leases and dealing with tenant-landlord issues from my work as an agent. 

If you're talking about CC debt and low credit scores I encourage you to correct those issues.
